MILL BARN (Sleeps 8)
Mill Barn is a charming 4-bedroom, dog-friendly cottage with exposed beams and a restored water wheel.
Ideal for families and groups, it features a balcony, private garden, large deck, and a hot tub for six with stunning Lake District views.
The open-plan living area has a woodburning stove (logs provided), a 40" LCD TV, Blu-ray/DVD player, and Bluetooth sound system. The well-equipped kitchen includes a cooker, fridge-freezer, microwave, dishwasher, washing machine, and tumble dryer.
With two double rooms, a twin, and a bunk room, plus two bathrooms, it provides comfort with bed linen, towels, bathrobes, and slippers.
Available as a 2-bedroom option for up to four guests. Ample parking included.
ORCHARD HOUSE (Sleeps 6)
Orchard house is attached to the main farmhouse. It boasts bi-folding doors that open up onto a beautiful glass enclosed balcony that offers stunning views down to the reservoir and its very own private hot tub.
It has an open plan kitchen, dining and living room, offering a spacious and tastefully designed first floor for guests to relax and unwind in.​ The kitchen is well equipped and the living area also has a wood burning stove, a flat screen TV with DVD Player. There is a separate laundry room and WC.​
It sleeps up to six people in three bedrooms - the master bedroom has a super king bed and an en suite bathroom with beautiful bath. There is another super king bed that can be made into a twin, plus a cosy Kingsize bedroom and additional house bathroom.​
It has its own parking to the rear.
WATSON COTTAGE (Sleeps 6)
Watson Cottage, part of a Grade II listed barn conversion, is a luxury five-star retreat for up to six guests with a private jacuzzi hot tub.
Finished to an exceptional standard, it features granite worktops, solid oak doors, and a spacious open-plan first-floor kitchen, dining, and living area with stunning reservoir views. The living room includes a log-burning stove, a 50" TV with surround sound, and patio doors leading to an enclosed garden with a hot tub.
It has three en-suite super king/twin bedrooms, LCD TVs, and iPod docks. One en-suite is wheelchair accessible on the same level as the living area. Available as a one or two-bedroom option for smaller groups. Ample off-road parking.

LOW BARN (Sleeps 4)
Low Barn is a wonderful spacious cottage, full of character, with stunning views south to the Lake District fells and its own enclosed garden.
It has a unique split-level, open plan layout… Its kitchen and dining area is separated by a traditional hay rack which gives the cottage enormous character. Its large lounge has exposed beams, a woodburning stove, a 37'' LCD TV with digital Freeview and a Blueray/DVD Player.
Its kitchen is well equipped with a gas hob, electric oven, microwave, fridge-freezer, washer-dryer and dishwasher and from the kitchen and dining area, double patio doors open out on to the garden.
It has two bedrooms - one double and one twin and a bathroom complete with bath and shower. Private parking is available right outside the cottage door too.

Tower Barn is a stunning Grade II listed building full of character and unique architectural features. Its second-floor viewing gallery, glass-fronted dining room with a Juliet balcony, and first-floor living spaces maximise the breathtaking reservoir views.
The first floor features a lounge with a wood-burning stove, a dining room, and a well-equipped kitchen. Enjoy entertainment with a 50” flat-screen TV, 3D Blu-ray/DVD player, and Bluetooth surround sound.
Sleeping up to six, it offers two super king-size bedrooms (one en-suite) and a twin room. Outside, relax in the private enclosed garden with a hot tub and ample parking.

Gelt Cottage is a charming, pet-friendly retreat with a private hot tub and stunning Lake District views.
Full of character with exposed beams and a woodburning stove, it features a spacious lounge with leather sofas, oak furniture, a 42" TV, DVD player, and iPod dock. Double patio doors open to a south-facing enclosed garden with a decked hot tub area.
The well-equipped Shaker-style kitchen has granite worktops, a gas hob, oven, microwave, dishwasher, washer-dryer, and fridge-freezer. It offers a super king bedroom with a TV/DVD and a flexible king/twin room.
The sleek bathroom has a bath, shower, and heated towel rail. Private parking at the door.
